Photos

Many photos were taken during construction to document the progress and quality of the work. The most useful ones for future changes will be the rough inspection set showing everything behind the walls and ceilings; and the trenching set showing where the main utility and drainage pipes are. The photos are grouped in order of construction as follows:

• Excavation and Slab Drainage: These photos show the excavator loading trucks to take away fill to make space for the new foundation. They also show the under-slab and perimeter drainage that keep the downstairs dry.
• Concrete: These photos show the concrete forms, reinforcing steel, radiant heat tubing in the slab, and the concrete being pumped right over the old house.
• Retaining Wall Insulation and Drainage: These photos document the foundation insulation (Dow Tuff-R insulation 2" R-13), footing drainage gravel, and Typar DeltaDrain fabric used to ensure no water builds up behind the downstairs walls.
• Framing: These photos illustrate the downstairs and main floor framing in progress.
• Trusses: The crane lifted the trusses clear up to the second story, and over the old house for the southeast wing!
• Exterior Walls: These photos show the exterior sidewalls after the roof was on. This was just before the shear wall nailing and holddown strap inspection.
• Exterior Insulation: After the nailing inspection, the exterior walls were covered in 2" of Dow Tuff-R insulation (R-13) to provide a highly-insulated, sealed wall. The insulation was covered with redwood strips to create a rain-screen, then covered in Tyvek, and finally with the Western Red Cedar shingles. Before installation the shingles were dipped in Olympic Maximum Cedartone to ensure all sides were covered. After two months of aging a second coating was sprayed on to provide years of protection.
• Rough: This is a large directory with one subdirectory for each room. Within a directory the photos are arranged north, east, south, and west walls, followed by the ceiling. Before nailing, cutting, or drilling into the walls, please check these photos for electric wires, plumbing pipes, or air conditioning ducts.
• Septic: These photos show the installation of the septic drain lines and the new tank.
• Trenching: This directory shows the utility and drainage trenches with the pipes in, just before the backfilling. Check the grading and drainage drawing, as well as these photos before digging.
• Finished: This directory includes the photos of the finished house.
